UNDERSTAND YOUR NEXT STEP

Options when facing foreclosure

Behind on payments or owe more than your home is worth? You may have options. The right path depends on whether you want to keep the home or move on, your finances and your lender’s requirements.

IF YOU WANT TO STAY

Keeping your home

1. Catch up on missed payments

If you can pay the past-due amount, you may be able to bring your mortgage current and resume your regular monthly payments. Ask your mortgage servicer for the full amount needed to reinstate the loan, including applicable fees.

2. Apply for a loan modification

A modification changes the terms of your existing mortgage and may make your payment more manageable. Your servicer reviews your situation and determines whether you qualify.

Depending on your circumstances, ask your servicer about a repayment plan, forbearance or payment deferral, too.

IF YOU’RE READY TO MOVE ON

Selling or surrendering your home

1. Explore a short sale

A short sale allows you to sell for less than the mortgage balance, with lender approval. We work with you and your mortgage company to market the property, submit an offer and work toward an approved sale.

The lender typically obtains a property valuation and reviews the offer and sale terms. Approved closing costs and commissions may be paid from the sale proceeds; any contribution you must make depends on the approval terms.

A short sale may offer a path to selling before foreclosure. It is often the first selling option we explore when a homeowner owes more than the home is worth.

2. Ask about a deed in lieu of foreclosure

If a sale isn’t feasible or a short sale doesn’t work out, your lender may consider accepting ownership of the home voluntarily instead of completing foreclosure. This requires the lender’s agreement; it is not an automatic next step.

Before signing, have the agreement reviewed and confirm in writing whether any remaining mortgage balance will be forgiven.

WHEN DEBT GOES BEYOND THE MORTGAGE

Considering bankruptcy?

Financial setbacks happen, and there is no shame in asking for help. Bankruptcy is a legal option to discuss with an attorney who can review your full financial picture, including your mortgage and other debts.

We can connect you with trusted attorneys to help you understand your choices. In some cases, Chapter 13 may help a homeowner catch up on missed payments and keep the home. In others, selling or surrendering the property may be part of the plan. Filing bankruptcy does not automatically mean your home must be sold.

These are common options, not a complete list. Contact your mortgage servicer promptly. Lender approval and deadlines matter, and exploring a sale does not by itself stop foreclosure. Short sales and deeds in lieu may affect your credit and taxes; review debt-forgiveness terms with an attorney or tax professional.
